What the NSW renovations that paid off had in common
We analysed 1,139 NSW houses resold after a renovation application, 2019–2026. A quarter came out $526,000 or more ahead after declared cost, and $300,000–$500,000 projects did best. About half came out ahead overall.

The hidden start: what it really takes to get to lodgement
For an architect-designed home or major renovation, intent to lodgement is about 9 months, with a range of roughly 4–18 months. The least visible part is the very start.
